How can I manage my own property?

If you manage your own home, you can manage nearly all major & minor aspects of your rental property. We'll show you how.

What if I live out of state?

No different than living in town, you aren't living in your rental property so you don't know what goes on behind close doors. We can be your eyes & ears.

What about maintenance?

Minimal, if you know how to design your lease... We also have some great tips.

It’s a good idea to plant the entire screen at the same time so that it remains uniform in appearance throughout growth.  Be aware of how wide your plants will get as they grow so you give them enough room when planting.  Check for drainage and sunlight needs, as well, as these will determine the health of your plants.

Do you have maintenance techs for emergency?

We have a pool of "professional" qualified licensed technicians in every field. Unlike property management companies who have "in house" maintenance. This is actually a disservice to you as they can actually ruin & destroy or make a problem worse costing you much more in the end. We have seen it happen. We meet potential tenants and take applications. Or if they request we can email apps. Once received, consulting w you is of utmost importance to find the best financially qualified responsible renter.

What about lease paperwork?

Yes, we do the paperwork for you once you decide on a renter.

What about animals?

We recommend not allowing animals.
In this day & age with allergies so rampant, some landlords choose to keep their rentals pet free/hair free/dander free.

What about smokers?

Yes, we collect that.

Is there an application fee for applicants?

Do you check applicants credit?

Yes, we require each adult applicant provide a credit report with credit score clearly visible. You will be able to review the report.

How thorough are you when checking references?

Every reference is checked thoroughly; landlords including employers with our own set of probing questions.

What about late or unpaid rent?

You should not have late or unpaid rent. We can share with you a simple effective way to avoid this issue.

What about plumbing, HVAC, electrical and other interior working system problems?

We have licensed professionals at hand. There are a few things you can do at time of negotiating the lease w renter to keep maintenance and emergency issues at bay or far away. You, much as you are a homeowner, can be pro active w your rental. It is not difficult at all. Let us show you how.

What about legal/court issues w tenant?

Apply & follow the above tips and legal issues should be few and far between if not unheard of. No one wants to go to court. If you do have a situation that only small claims court can resolve we have resources and experience to assist.

What about lawn care?

You have reasonable options that can keep your lawn & plants healthy. And that will make you proud!

What services do you provide?

We customize our services for each landlord. Mostly we are here to assist. Our services can be minimal or full service depending on your comfort level and needs. It is up to you. Our assistance is fee based not percentage based. The extent of our care is such as if your property were our own.
